Rental Property Cleanout in Tigard: 24-Hour Turnaround

A typical rental property cleanout in Tigard goes like this: a property manager texts photos of a unit the tenant left full on a Tuesday afternoon, gets a written quote that evening, and has a swept, empty unit by Wednesday afternoon so the painters can start Thursday. That is the 24-hour turnaround. It does not need a special request or a rush fee. It is how the job is built. This post walks through what that day usually looks like. It describes a typical job, not a specific tenant or building.

Before: what a tenant leaves behind

The photos come in from a two-bedroom unit. A couch and a mattress in the living room. A dresser with the drawers pulled out. Bagged trash in the kitchen, and some that did not make it into a bag. A refrigerator with the door closed, which everyone agrees not to open yet. Clothes in the closets, hangers and all. A TV stand with no TV. On the patio, a grill, a broken chair and a bike lock with no bike. In the garage, the surprise: boxes, a car seat, three tires and a bookshelf.

The property manager has a lease starting in ten days and needs paint, carpet and cleaning done before then. The cleanout is the first domino.

How a rental cleanout is quoted

From the photos, we size the load. A two-bedroom unit with furniture, trash and a garage like the one above usually lands at a three-quarter load at $500 or a full truckload at $645. A lighter one-bedroom turnover is often a half load at $380. We confirm a few things by text:

  • Is the legal window closed and the unit clear to enter?

  • Is everything going, including the appliances?

  • How does the crew get in? Lockbox, key, or a meeting on site?

  • Is there a dumpster or common area that also needs a pickup while we are there?

The quote goes back in writing, usually the same day. It covers the labor, the hauling, the sweep and the standard disposal. There is no stairs fee for a second-floor unit and no add-on for the fridge. Managers running several buildings usually have contract pricing already, so there is no fresh quote at all, just a confirmation and a time. The tiers are on the prices page, and the setup for multi-property accounts is on the property managers page.

How the cleanout day goes

The crew arrives in the morning window, gets in with the lockbox code, and takes photos of every room before touching anything. Those go to the property manager for the file. Then the loading starts.

  • Bagged trash and loose garbage go first, so the crew can move.

  • Furniture next. The couch, mattress, dresser and TV stand. Anything usable is set aside for donation.

  • Closets and cabinets are emptied, clothes and kitchen leftovers bagged and loaded.

  • The refrigerator is emptied, wiped enough to move, and taken out on a dolly with floor protection. It goes to a recycler that recovers refrigerant.

  • Patio and garage last. Grill, chair, boxes, tires, bookshelf.

If the tenant left anything that looks personal, valuable or legally sensitive, mail, documents, an ID, it is set aside and handed to the property manager, not hauled. If something regulated turns up, a propane tank from the grill, a can of paint, motor oil in the garage, it is set aside too, and we tell the manager where it needs to go.

When the truck is loaded, the crew sweeps every room, the patio and the garage, and takes the after photos.

After: what the unit looks like

Empty. Floors swept, closets bare, patio clear, garage down to the concrete. The after photos and a single itemized invoice go to the property manager the same day, ready to forward to the owner or attach to the tenant file. The painters can start the next morning. The lease date holds.

For the property manager, the whole thing was three texts and an invoice. That is the point. Our rental property cleanouts page covers what is included on every turnover.

Why 24 hours is normal, not rushed

Turnovers are a large part of what we do, so the schedule is built around them. Most units are cleared in a single visit, often within a day or two of the call. Same-day is possible for smaller units if the request comes in early. If you have a lease starting, tell us the date and we build the schedule around it. Multiple units or buildings can be routed in one day, and contract pricing keeps the rate and the paperwork the same across every property.

Quick answers

How much does a rental cleanout cost in Tigard?

A typical one-bedroom turnover is often a half load at $380. A full house of abandoned belongings lands around a full truckload at $645. You get the number from photos before we roll, and the invoice matches it.

Can you clear a unit when I am not there?

Yes. A lockbox code or a key handoff is the usual arrangement. The crew takes before-and-after photos so you have a record of the unit without being on site.

What about the tenant's belongings and Oregon abandoned property rules?

Once the legal window has closed and the unit is clear to enter, we treat it as a cleanout. Until then, we wait. If you are unsure where the timeline stands, sort that out first and text us when the unit is clear, and we will get you on the schedule.

Have a unit that needs to turn? Text photos of each room to 971-484-8909 or use the Request an Estimate form. You get a written quote first, and the unit is back on the market days sooner.
